Zara Shuts Down Iconic South Mumbai Store After 8 Years

The brand’s largest standalone store in India closes its doors, leaving customers curious about the reason behind its shutdown.

February 25, 2025: Luxury fashion retailer Zara has officially shut down its flagship store in South Mumbai’s Fort area after eight years of operation. The five-storey, 51,300 sq. ft. outlet, housed in the historic 110-year-old Ismail Building, was the brand’s largest store in India.

No Official Reason for the Closure

A notice posted on the store’s doors on February 24 confirmed the closure but did not specify a reason. The statement simply read:
“Please be informed that this Zara store will cease operations after the end of business on 23rd February. We will continue to assist you all at our Zara stores in Mumbai and at Zara.com/in.”

While Zara continues to operate three stores in Mumbai and Thane, this high-profile closure has raised questions among customers and retail experts alike.


Why Did Zara Close Its Fort Store?

Although Zara has not revealed the exact reason for shutting down its biggest store in Mumbai, reports suggest high rental costs may have played a significant role.

  • In 2017, Inditex Trent (Zara’s joint venture with Tata’s Trent) reportedly paid a staggering ₹30 crore annually in rent for the property, with a five-year lock-in period.
  • The store was housed in a heritage-listed building at Hatuma Chowk Square, making it a prime real estate location with expensive maintenance costs.
  • Zara had previously announced a strategy to open fewer, but larger stores worldwide, with a focus on digital expansion post-pandemic.

Zara’s Presence in Mumbai & India

Despite this major closure, Zara remains active in Mumbai, with stores in:
Phoenix Market City (Kurla)
Phoenix Palladium (Lower Parel)
Viviana Mall (Thane)

Zara, owned by Inditex SA, has been in India since 2010 through a 65:35 joint venture with the Tata Group’s Trent Ltd.. The JV also operates the Massimo Dutti brand in India.


What’s Next for Zara in India?

As shopping trends shift toward e-commerce and mall-based retail spaces, experts predict that Zara may focus on strengthening its online presence and optimizing its physical footprint rather than investing in standalone stores.

While the Fort store’s closure marks the end of an era, Zara’s continued presence in other key locations suggests the brand is simply adapting to evolving market dynamics.
