Shah Rukh Khan’s Iconic Bungalow ‘Mannat’ Under Scrutiny for Violations

BMC and forest officials inspect actor’s Bandra property following complaint of CRZ violations during renovation

June 21, 2025 Mumbai:
Superstar Shah Rukh Khan’s luxurious sea-facing residence, ‘Mannat’, has come under the scanner of Brihanmumbai Municipal Corporation (BMC) and the forest department following a complaint about alleged violations of the Coastal Regulation Zone (CRZ) guidelines.

The 27,000-square-foot heritage bungalow, located at Bandra Bandstand, was inspected by civic and environmental officials to verify whether any unauthorised construction activity had taken place on or around the property, sources confirmed on Saturday.

🏗️ Makeover in Progress

Currently undergoing a two-year-long renovation, Mannat is being expanded with an annexe reportedly adding two new floors to the existing six-storey structure. The bungalow, originally built in 1914 and purchased by Shah Rukh Khan in 2001, remains one of Mumbai’s most iconic celebrity homes.

Due to the ongoing work, Shah Rukh Khan, his wife Gauri Khan, and their children Aryan, Suhana, and AbRam have temporarily moved into a duplex apartment in Khar, roughly 10 minutes away from Mannat.

⚖️ CRZ Violation Complaint

The inspection was carried out after a complaint alleging that construction work might be violating CRZ norms, which are meant to protect India’s coastal zones by restricting unauthorised development. These rules are critical in preserving ecological balance and preventing overbuilding along sensitive waterfronts.

Officials have not yet concluded their findings. A detailed report is currently being prepared, and notices will be served if any irregularities or violations are detected, a BMC source said.

🌊 What Are CRZ Rules?

The Coastal Regulation Zone rules are issued under the Environment Protection Act, 1986, and regulate human and industrial activity close to the coast. They govern how close to the shoreline construction can occur and include restrictions on building height, land use, and ecological impact.


If any breaches are confirmed, Shah Rukh Khan or his representatives may be asked to present approvals or face corrective action, though officials stressed that conclusions will be based solely on the outcome of the ongoing investigation.
