Shah Rukh Khan to Receive ₹9 Crore Refund for Mannat

The Maharashtra Government acknowledges tabulation error in premium calculation for the actor’s iconic Bandra property

January 26, 2025: Bollywood superstar Shah Rukh Khan is set to receive a ₹9 crore refund from the Maharashtra Government following an overpayment for the conversion of his iconic sea-facing Bandra bungalow, Mannat, into a fully owned property.

According to Resident Suburban Collector Satish Bagal, the actor and his wife, Gauri Khan, applied to convert the lease of Mannat, a heritage property, into ‘class 1 complete ownership’ in 2019. The conversion required the payment of a significant premium to the state government.

The Khans reportedly paid over ₹25 crore for the transaction. However, a tabulation error led to an inflated calculation of the premium amount. Upon discovering this discrepancy, the couple filed an application with the revenue authority seeking a refund of the excess payment.

After a thorough review, the Maharashtra Government approved their refund request earlier this week. “The application for refund was sanctioned after verifying the error,” said Bagal. Officials, however, refrained from confirming the exact premium initially paid by the actor.

This refund highlights a rare rectification of high-profile real estate transactions involving government premiums and showcases the significance of accurate tabulation in property dealings.
