The brand’s largest standalone store in India closes its doors, leaving customers curious about the reason behind its shutdown.
February 25, 2025: Luxury fashion retailer Zara has officially shut down its flagship store in South Mumbai’s Fort area after eight years of operation. The five-storey, 51,300 sq. ft. outlet, housed in the historic 110-year-old Ismail Building, was the brand’s largest store in India.

No Official Reason for the Closure
A notice posted on the store’s doors on February 24 confirmed the closure but did not specify a reason. The statement simply read:
“Please be informed that this Zara store will cease operations after the end of business on 23rd February. We will continue to assist you all at our Zara stores in Mumbai and at Zara.com/in.”

While Zara continues to operate three stores in Mumbai and Thane, this high-profile closure has raised questions among customers and retail experts alike.

Although Zara has not revealed the exact reason for shutting down its biggest store in Mumbai, reports suggest high rental costs may have played a significant role.
- In 2017, Inditex Trent (Zara’s joint venture with Tata’s Trent) reportedly paid a staggering ₹30 crore annually in rent for the property, with a five-year lock-in period.
- The store was housed in a heritage-listed building at Hatuma Chowk Square, making it a prime real estate location with expensive maintenance costs.
- Zara had previously announced a strategy to open fewer, but larger stores worldwide, with a focus on digital expansion post-pandemic.
